Definitions
- Guest House: Refers to Alder Lodge Guest House, including all rooms and facilities within the premises.
- Booking: Refers to a reservation for accommodation at the Guest House, made through the website, email, or phone.
- Guest: Refers to any person staying at the Guest House under a confirmed booking.
Bookings and Pricing
Prices are set as per the website and may vary depending on the season. Payment is due 30 days before arrival or at the time of booking for last-minute reservations. We accept payment via credit and debit card. Prices are per room per night and do not include breakfast.
Cancellations and Amendments to Bookings
We have a 30-day cancellation policy for bookings made directly with us. If cancelled within 30 days of arrival, the full booking amount will be charged. We will attempt to re-let the room, and if successful, a full refund may be issued. Cancellations must be made in writing via email.
For bookings made through third-party platforms, their cancellation policies apply.
Amendments to bookings are subject to availability and may incur additional charges.
The Guest House reserves the right to amend or cancel bookings due to unforeseen circumstances, such as essential maintenance. In such cases, a full refund will be offered, but the Guest House will not be liable for any other costs or expenses incurred by the Guest.
Guests are strongly advised to obtain travel insurance to cover any unforeseen circumstances.
Guest Conduct
Guests are expected to behave in a respectful and considerate manner towards other guests, staff, and the Guest House property. Unacceptable behaviour, including but not limited to excessive noise, property damage, and illegal activities, may result in termination of the booking without refund and possible additional charges.
Smoking Policy
Smoking is strictly prohibited inside the Guest House. A designated smoking area is available in the car park. Guests found smoking inside will be asked to leave immediately without a refund and may be subject to a minimum fine of £100.
Breakfast
Breakfast is served in the dining room from 7 am to 9 am. A full cooked breakfast and a continental selection are available, including options for gluten-free, dairy-free, vegan, and vegetarian diets. Please inform us of any dietary requirements in advance.
Parking
We have 3 parking bays at the side of the house which are clearly marked. The end space that is not marked is PRIVATE – please do not park there. If these are full there is free on street parking on the Hillhead (around the corner) and surrounding streets. We do no accept liability for damage to vehicles when parked at Alder Lodge.
General House Rules
- Check-in is from 3 pm to 10 pm (earlier check-in may be possible if rooms are ready). Check-out is at 10 am. Late check-out may incur a fee.
- A left luggage service is available.
- Please report any maintenance issues to the staff immediately.
- Quiet hours are from 10 pm to 7 am.
- Do Not Disturb signs are available if you do not wish to be disturbed.
- Only registered guests are permitted to stay overnight.
- Guests are liable for any damages caused to the property.
- The Guest House reserves the right to refuse entry or evict guests who violate house rules, engage in illegal activities, or exhibit behaviour deemed abusive, alarming, or unacceptable.
- Lost property will be held for a reasonable period, but the Guest House is not responsible for any lost or stolen items.
Entry to Property
If staff are not present upon arrival, keys may be left in a lockbox at the front door. A code will be provided via email.
Pets
Pets are not allowed in the Guest House.
Internet Access
Complimentary Wi-Fi is provided, but the Guest House is not liable for any disruptions or loss of service. The password will be provided via email before arrival and will also be available on the provided information sheet within the rooms.
Complaints or Comments

Force Majeure
The Guest House will not be liable for any delays or failures in performance caused by events beyond our reasonable control, such as natural disasters, pandemics, or government actions.
Governing Law and Jurisdiction
These terms and conditions are governed by the laws of [specify jurisdiction]. Any disputes arising from these terms will be subject to the exclusive jurisdiction of the courts of [specify jurisdiction].
Severability
If any provision of these terms is deemed invalid or unenforceable, the remaining provisions shall remain in full force and effect.
